Labor Costs
ROUGH IN LABOR
Unfortunately there is no one number that can define the cost of rough-in labor to build your home. The range of cost is dependent upon many items: complexity of the home, building region, local labor costs, snow load, site location, etc.
To create a cost that would be useful for you, we divided home complexity into 3 categories: simple to complex. If you know how your desired home will fit into this range then use the corresponding number to establish your budget. If you have no idea, please give us a call, so we can help you determine where you fall.
In addition, rough-in labor does not normally include crane or heavy equipment rental costs, so make sure you add them to your cost list.

Simple Fast Design
Slab, smaller log, engineered truss roof system with low pitch, single story, non resort location, low snow load, small amount of deck. |

Mid Level Design
Raised foundation, mid to large log, conventional stacked roof system with mid to steep pitch, non resort location, low snow load, medium amount of deck. |

Complex Design
Basement, mid to large log, log or timber roof system very steep & very cut up with many dormers and angles, resort location, higher snow loads, allot of deck. |

ROUGH-IN LABOR COST RANGE IS BASED ON HOME SQ. FT
SIMPLE $8.00 to $12.00 per sq. ft. (average = $10.00)
MID-LINE $13.00 to $18.00 per sq. ft. (average = $15.50)
COMPLEX $19.00 to $25.00 per sq. ft. (average = $22.00)
ROUGH-IN LABOR SERVICE
- Rough-in labor usually accomplishes the following
- Builds first & second floor systems :
- Builds log walls
- Builds interior framed walls
- Builds the gables
- Builds the roof system
- Builds the covered porch
- Builds the solid core or insulation build up on the roof
- Gets the roof ready for the roofer
- Builds any dormers
- Installs the windows & exterior trim (optional)
- Installs the exterior doors & exterior trim (optional)
- Builds any decks around the home

BOTTOM LINE - gets the structure ready for the other sub contractors
FINISH LABOR
Finish labor costs are equally as difficult to determine. We have created a range of costs from a light amount of work to an extreme amount of work.
FINISH LABOR COST RANGE IS BASED ON HOME SQ. FT
- $3.00 to $20.00 (average = $10.00) -
Finish labor usually accomplishes the following:
- Installs interior and exterior stairs & railings
- Installs the interior doors and trim
- Installs cabinets
- Installs baseboards and other moldings
- Installs baseboards and other moldings
- Installs interior window trim
- Installs 1x pine on ceilings and walls
- Installs log décor
- Installs closet shelving and rods
- Installs non-plumbing bathroom fixtures
- Installs exterior deck railings

EXAMPLE OF HOW TO FIGURE LABOR COSTS
TOTAL HOME SQ. FT. ___________ x ROUGH-IN LABOR RATE = $BUDGET
2000 sq. ft. x $15.50 = $31,000.00
TOTAL HOME SQ. FT. ___________ x FINISH LABOR RATE = $BUDGET
2000 sq. ft. x $7.00 = $14,000.00
ROUGH-IN TOTAL_________+ FINISH TOTAL____________ = TOTAL LABOR BUDGET
$31,000.00 + $14,000.00 = $45,000.00
OWNER BUILDERS
If you plan to do all or part of the construction yourself, then you can modify the labor number based on how much you plan to do. If you need help determining how your personal contribution can affect your labor numbers, please give us a call.
These costs and prices are not quotes. They are simply cost benchmarks developed over time through experience and the use of national averages. These values are adequate for determining initial budgets and project feasibility. All prices must ultimately be validated using final plans by your realtor, suppliers, builder and contractor(s).
